@Dawn P I’ve never heard much positive talk about the refinishing stuff, have you? All I’ve heard is lots of work for a mediocre end result that lasts a year or 2

@Josh Turner new tub will always make that toilet that used to look fine look lousy by comparison it seems.

@Jim K yeah I’m handy also, I do a lot of my own everything. To me it’s just always hard to justify ripping out good functional stuff in rental properties just because it’s ugly. I’ve owned this place for 10 years and I’ve never had anyone walk through and say “that butt-ugly tub is a deal breaker”.

It’s never as simple as just doing the tub...it almost always spiderwebs into a complete bath gut job.

I have an otherwise nice lower B class townhouse that has the absolute ugliest fiberglass shower surround ever produced. It’s still in great shape (although it’s 30 years old) and certainly doesn’t effect the marketability of the property; but my goodness do I ever hate looking at it. Rip it out or not?

It seems like I run into this situation on occasion, just wanted to get some opinions on it. Often times with mostly B or C class multi-family places I run into situations where older houses are adjacent and have become dilapidated to the point that they (at least in my opinion) weigh negatively on my property.

I currently have this situation going with one of my best quadraplexes. Older couple lives immediately adjacent...1930’s house in relatively poor condition. Made a “very fair” offer of the realistic market value which was declined in favor of 15% more.

So what are the opinions? I’ve handled it both ways in the past with no real regrets either way. Only other folks in the market for a house like this in my area are other investors or the folks that will be a real thorn in my side.

@Jeff Lucas highly recommend cash for keys...always feels like a slap to your pride, but it’s way better than any of the alternatives.

Yeah I have to agree on the short sided comment.  Friend of mine did a second layer on a roof about 8 years ago and I stopped by to scope it out.  New layer definitely doesn't lay as flat as it should...old shingles are pushing up on the new ones in spots.

Yep...so sort of mixed feelings on it as I expected.  Personally I'm not sure that I would ever do it on my own residence, but it doesn't seem like a bad solution for rental properties where every penny is being pinched as @Mark Fries suggested.  Thanks for the info.

Yeah just standard asphalt shingles.  Code here is the same, one layer over existing shingles I've just never tried it.
