I have seen lately that in certain areas and markets that the SF new construction rental model is becoming very popular. Who is doing this and why are you doing it? Is it because you will keep repairs down to a minimum for the first several years?

We haven’t had any issues this year. In the responses of some the people that have been evicted needed to be. Also there will always be some people that try to take advantage of situations even if they aren’t effected.

@Maria Marrero based on this I would sell. I think it comes down to your goals and what you want to do no matter what. If you can sell it and and put it somewhere that grows better then go for it. Maybe you could quit 1 or 2 of those jobs and be home more with your kids.

@Thomas Weidner @Dustin Allen @Bobby Shokri and @Greg Dickerson thanks for the replies. I recently contacted a realtor to ask about an individual lot to possibly build a spec. In conversation they mentioned a 20 acre property that had already had the plat done for a sub division. The area is a good area and has 3 other developments in close proximity. There is good growth going on in the area and the schools are great, one of the top 100 in the state. The price I thought was reasonable as well. From the outside looks like a good deal. Just wanted to get some insight before spreading the word.

Hoping to hear what some of the developers have to say. What qualifies a property to make a good development? I understand the basics such as good schools and low crime make good areas. But t what other areas do you look at or for to make it a good area?

@Isaac Pyle hey man there is so much you can be doing now! But first thing I want to say is congratulations on finding and catching the bug of real estate investing. In my opinion one of the best ways to change your future. The first thing is to get a plan together. Write down your goals and how you plan to make it into reality. Start hustling and grinding, don’t waste a moment of your time. I know the majority of your time is focused on school but the spare time use it to get closer to your goals. If you say you don’t have time make time. When your sitting on the couch watching you tube or playing COD use that time in a way that it is helping you get closer to the goal. Read a book about house hacking or on your walk or ride to school use your time to listen to a pod cast. On a spare weekend pick up some odd jobs to start saving for that place. Stay up later and wake up earlier, you don’t need 8 hrs of sleep! The biggest thing you can do is never give up! It may not happen in 2 years or 10 but if you keep persevering it will happen one day!! The best of luck to you!
