HELLO ALL!!! :)

I have been a pro member for a couple months now and am still working through finding my first property. I have connected with a local agent and he has been very helpful. 

At this point, I am continuing to review properties that he is sending me and sharpening my focus towards 2-4 unit properties. At some point I wouldn't mind shifting to bigger and better opportunities, but for now it seems that in order for me to get cash flow, the 2-4 units fit the bill.

I have also been trying to take advantage of the forums an everyone that has responded has been very helpful. 

Looking forward to this adventure!

GOOD MORNING ALL!

I am working with an agent that I found here on BP and appreciate all that he is doing for and with me. One thing that I am finding is that unless I am willing to make a healthy down payment, the only property deals that seem to cashflow for me are multi-family (3-4 plex). I have found one in Cook County that looks like it will work but after all that I have heard about how difficult it can be dealing with getting tenants out that do not pay rent in Cook County, I am wondering if anyone has had experience with this and could shed some additional light on it for me.
