I'm new to the forum, but not to RE. I did several live in flips while in college and dental school. Flipped a few more over the last 10 years. I have owned several SFH rentals. I currently have approximately 35-40k sqft of commercial space owned some alone and some with a partner. It's leased out about 50% to medical/dental offices, most of which I own. The remainder is leased out to retail, gyms, etc.

I'm looking to move into some multi-tenant small apartment complexes etc.  I found this forum through the podcast.  Looking forward to sharing and learning.

Any strategies you use when investing in very low socioeconomic areas with drug problems to protect your property?
