I am also keeping close watch to couple speed rail station for mult family like Fresno. Anyone know how is the market trend there in Fresno and Clovis for MFH? Thanks

Hello BP community, I would like to connect with some realtors and investor around Fresno area. Since Bay Area when we live need lots of $$$$ for investment so me and my wife research out at Central Valley area for investment. 

Any feedback will be appreciated, we are pretty much look for buy and hold with SFR also multi family. We want connect with someone with experienced and suggest a few neighborhood for us to do more research on and future JV. Thanks and look forward to meet with all of you.

There are sellers out there these day do a lot of off mareket selling. My office has off market listing from agents every Monday morning meeting. Shoot me a message of what are you guys looking for and I will be more than happy be on a lookout for those properties.

Thank you everyone for time and input, with travel expenses there and back cost will add up fast so I will shop around for another PM for my house.

@Russell Brazil, I purchased my house with an 3/1 ARM back in 05 for $340k and had it refinance once with another ARM, I think that's how it got us. The ARM is up and fortunately right now the interest rate still low. We have look for ways to refinance but I loan officer told me that the house is worth around $275k and with 80% LTV refi which about $210k, I have to come up with the rest to cover for it. Therefore, we still pretty much stuck in the hole. Any thoughts on it? Thanks

@Thomas S. Thank you for you input and that's what I'm thinking as well. Since I am too far away to manage and if I have to spend on flight back and there, it will add up pretty quick.

Are there any Marylander know a good PM as a referral?? Thanks

Hello BP, have a question regarding rather I should take over my rental property or let PM continue handle it.

I have a property located in Germantown, Maryland and it is currently still under water......unfortunately........need about $120 out of pocket for refinance. When I decided to move to the bay area with my wife 3yrs ago, we had a property management managed the property. Since then we had one family as our tenant signed a 2yrs lease and it's going to end next month. The property manager went into the house and sent me pictures of the house.........it is in a big MESS! Long story short, we decided not the renew our lease and here come the question. 

Should I manage it myself so we can avoid to pay "one month of our mortgage" as PM commission, then they take 2 months hold as a security deposit and 8% of the rent as compensation?

What are pros and cons of manage it myself? Is it even possible for me to manage out of state? Any suggestions and advise will be appreciated. I am all ears! Thank you so much BP community.
