What do you guys listen to these days?

also interested in the current state of greenville. I've been tracking a couple of cities on the east coast and i'm not too pleased right now :(

I just inherited a tiny plot that's in a very, very ideal spot for commercial property and was recently only considering selling it. However i've heard from several people that it would be much better if I built a warehouse or something on it and rented, etc... What kinds of loans (and terms) usually go with this kind of construction?

Sheriff's sale? Not heard much about those kinds of deals, I'd be interested in learning about it too.

I'll tell you with my experience, they are definitely a whole lot more flexible than traditional lenders but you really have to do your part and lay down not only the figures, but every little detail that banks,etc... usually ignore.

It's really impossible to tell you what terms he may be looking for because private lenders usually almost always have their own personal code-of-conducts when it comes to real estate investing....but generally if you have a good deal and can prove it, the cash will come.

sighhh. i'm thinking of stopping this deal altogether because now the seller doesn't want to do the lease option and is basically asking for straight cash (which is ridiculous for the area) even though when I called him last, he was very excited to do the deal. Well you can't make someone SELL his/her in a certain way so....

Hi, I currently am about to do a lease option on this guy who needs to sell his house quickly. I know a tenant-buyer who will easily give 10K to rent the place with 10% of his rent per month going into equity. Is it generally a good idea to do lease options or do you guys like to stay away from them?
