@Williams Byrd, Thanks Man! I will make another post on my next two transactions so that everyone sees how viable this is since there’s doubt out there. I will be completely transparent with the two transactions.

@Barbara G., Thanks Man! Are there any places within driving distance that you would consider investing in?

Edit: This will be my plan until I feel comfortable investing in 10k houses.

@Scott K., That’s too funny! It was just cheaper to go with a cabinet and ya everything down here is super cheap. It is a perfect place for someone to start investing.

@Barbara G., Man its funny/crazy how people jump out here and get these $100k houses and are forced to make it in real estate. I think that’s were a lot of people go wrong. I don’t care if one of my houses burn to the ground . Its such a small investment that I can make big or small mistakes and still be in the game! I have two more coming up. I finshed the rehab on this house before I found BP. But the two houses I have contracts on now I will document in more detail.

@Scott K., This is a rural market and rules are a little different down here….and in the picture the cabinet does look low but it’s really not. Also, more pictures are on the way. Lastly, this is what you get when you buy a house for $5,000 lol it’s was a mess but I got it done!

@Wilson Churchill, This was a large project for sure and my first one at that. Taxes are/were before rehab $297 annually. Thanks!

@Christopher Goldie, I have family members that have helped me plus doing some of the work myself. Also, investing in a rural market is a plus when it comes to labor costs.

Hello Everyone!

I wanted to ask is there anyone keeping a customer database? Since I have started in real estate investing; any potential renter is keep in an Excel file. So anytime I have someone looking, asking or even mention the word rent I try to gather their information. I only keep basic information such as; name, phone number, email, desired location and notes about that person. The rewards for having this information speaks for it's self. I wanted to get some feedback on you're filing and retention system. Also, I want to know the information that you gather from the potential customer.
