I recently looked at street view for a MLS property and it had 4 cops outside the house!!! hard No! right now i'm looking and 2-4 units and to have my partner on board our unit has to have a private washer and dryer and I garage to park her car. Anything that doesn't have those two things or affordable potential to have those things is an automatic no.

seems like a lot more information is needed. What financing are you doing? what's your down payment and closing costs going to look like? Theres a rental property tool on Bigger Pockets you can use that will help you find out what the cap rate and ROI (return on investment) is. I would take into consideration aswell if its in a market that appreciates a lot of a market that docent appreciate much but cashflows.

I just got a gift for my mentor who is a realtor, I just got this business card holder that has a for sale sign where you can put a card in. Its great. You can find awesome things like this on etsy. also a gift basket is a popular thing to put together.

Im based in California. My parents live in Woodbury, MN. Long term goals are to eventually invest in Minnesota... Who should I know in my network for when I plan to buy some properties out there??? also I like the idea of duplexes and triplexes in Minneapolis but im told there are bad areas to buy? I think everywhere is a good place to buy for the right price and cashflow. Thoughts on this?

Working with a leasee, trying to find him a place to live… we are offering over asking  and in many cases offering a lot of money upfront and still not getting accepted! What are other agents doing to insure they get their clients the home??
