Hi all. I am going to get my Oregon real estate license online and wanted to know if anyone else had done them online. Who did you go with and why?

I have been searching around for a little while and I cannot find any information or reference to online classes for an Idaho real estate license. All of the main licensing websites do not offer Idaho in their programs. I've also looked through the forums here and couldn't find anything either. I was hoping if anybody got there's online who they went through. Any info would be extremely helpful thanks! :)

I've decided to pull the trigger and change careers from electrical worker to real estate agent. I've been researching about how to get my real estate license in Idaho online (working in Oregon atm) and I have found many things from night classes to online classes. More digging and it seems like how you get it is not very important because most of the information you never use. I am in no hurry and I plan on getting it during after work hours but I don't want to waste any time either if I should just get it as fast as possible. I would appreciate any feedback about this subject. Thanks!

I will be happy to help! I worked for a drilling company and installed new plumbing so i can definitely do that! Let's connect and talk more about it. I want to focus more on the brrrr strategy. I feel like I can get out of a job and focus full time on real estate the fastest doing that. I am not confident enough to start a flip by myself so I am also looking for a property I can house hack and improve to gain experience. I have been thinking about getting a different job and being an agent for some time now because I finally found something I am passionate about and it's all I can think about. Worst case scenario I can get my old job back in a heartbeat. I guess you could say my main goal is to be able to watch my future kids grow up and be there for them and not have to do what I am currently doing for the rest of my life.

Hi all in Western Washington!

I am looking to build relationships and help out with the community in my area! Is there something you hate doing that you want to unload to someone else? I am the guy for you! Need some help on renovations, someone to make spreadsheets, a people person to add to your team? I am here! Even those of you who have a 9-5 and get after it on the weekends, let me help take the load off!

Here's a little bit about me. I am 23 and have been dumping all my downtime into learning about real estate for the past 2 years. I make a great earning with my current job as a foreman for a utility where I am the top performer in the western US and one of the top in the country (I even won my company's national competition in 2019).

I know I can climb the ladder in my company and have been offered a promotion to Supervisor but that is not my future. I found my new love in real estate and I WILL make it my primary income. I have the drive and passion to learn from anyone willing to accept my help. I don't want your money, I just want to learn. I am currently living between Marysville and Arlington. Most weeks I schedule work to have Friday-Sunday off.

Awesome advise Jon! Maybe I misheard the guest on biggerpockets or maybe it just wasn't his strategy. And second, that's true about selling for short term. I guess I am thinking about the problems of being a long distance landlord but I should get a property manager and I'll be more confident about that down the road. And glad you mentions the closing costs for sell, that's big $$$

I need some advise biggerpockets community! I have been learning about REI for 2 years now. I've read countless books and 100s of hours of podcasts. The number 1 reason guests have said people don't get started is because they don't do their first deal. I am ready for this and I wanted to post my thoughts incase some of you see any flaws but I feel my plan is pretty solid.

I am living in Everett, WA and I am planning on being here another year before I move to Boise, ID (I want to find a different job, maybe sales or RE and be close to family) I am living in a travel trailer where total expenses are $1800 for space rent, payments on truck and trailer, and insurance ($800 in principle). A particular duplex i am looking at is $350k and could rent for $2800 before fixing (just am example of house prices, pretty high). If I live in one of the units, I could be saving close to $1000 a month, even if the other units don't completely cover the mortgage.

I am looking at fixer upper multifamilys that I can get an FHA loan to house hack. My wife and I can manage it ourselves. I work four days a week and I am always looking for projects to do on my time off. I make $140k a year as a foreman for a utility for 3 years and saving $4k+ a month so I can handle unexpected events. I have $40k cash, $30k stocks, $30k 401k/Roth IRA, $10k in principle on my truck and trailer. I have a paid off car to keep.

I plan on holding the property for a year and then selling it when/if we move. My concern I heard on the podcast is that it's not ideal to FHA a house hack. That would be my only concern. I am also a newbie and am thinking maybe a cheaper house in my hometown in Eastern Oregon might be safer because I have a lot of connections and family but its 6 hours away.

I would love if anyone could tear this apart or tell me how this will not work but I think it is a pretty solid plan.

I'm trying to save up enough money to pay cash on my first brrrr property. I have been saving about a $1500 a week at my job but I'm also paying about $1300 in taxes each week. My thought is if I claim exempt on my taxes, I can put that extra money into a high interest savings account. When tax season comes I can pull out the principal to pay the IRS and use the extra interest as an addition to my savings. I really don't see any flaws in this system. I'm not risking it at all. Is there something I'm missing?
