I am currently house hacking and renting by the room and I am looking for ways to add value to the home. I've done things like upgrade electrical amp but was wondering does small ticket items like adding ceiling fans help for when I want to refinance on the property for the future? Any suggestions would be greatly appreciated. Cheers!

I currently have a MTR and have it posted on Furnished Finder. That property is about 5 minutes away from a large hospital complex in downtown Birmingham. The property under contract is about 16-18 minutes away from downtown, hospitals, universities. I’d be open to mid term or long term. I’m avoiding short term in this particular situation. I will definitely be vetting however I come in contact with. I’ll have to listen to those other podcasts episodes.

I am currently under contract with a home and plan to rent the other two rooms out. The rooms will be furnish with utilities included. I'm wondering what are the best channels to find renters, I would like to target young professionals in the area. Episode 560 gives great insight but would like to know what you would do in my shoes. Thanks.

I am currently looking into purchasing a property to live in the basement and STR the top. A few properties I've seen have a finished basement but the only issue is they all have 1/2 baths. What types of financing would allow me to turn the 1/2 bath into a full? Or is there another path to achieve this? Thanks!

I'm curious if anyone on the forum has used the website Furnish Finder as a strategy for their rental properties. I know in episode 563 Sarah Weaver mentions the website and wanted to receive any feedback from folk. Cheers!
