Afternoon Charlie,

I really appreciate the response. I'm also looking to target the smaller contractors that need space to expand their current operations.  From what I've been reading there is a general lack of flex spacing availability across the country. 

Like I mentioned in my previous post, I have a couple partners that looking to get started in the REI world but don't have a lot of experience. Could you break down some of the details of your deal...land cost, construction costs per sq ft, and recommended initial steps?

Trying to get an idea of how much cash we need to bring to the table and any curve balls that could come up.  

I appreciate the response!

Good Morning!

My name is Tom, I am a working professional who is ready to get into the game of REI and ditch the 9-5. I have a couple business partners looking to pool resources to make this possible as well.

I am interested in connecting with bigger pockets experts, agents, and lenders in Middle Tennessee or surrounding states.  

We've recently been introduced to commercial/industrial flex spacing and would like to explore this in more depth along with other traditional residential REI.

I look forward to all the help and guidance.

Morning Jonathan,

Thanks for the response. I am a brand new real estate investor with a couple business partners exploring our real estate investment options. I heard about flex spacing in a passing conversation at a recent event.  I hoped bigger pockets could connect me with someone who could help me dive into the real life details without the normal youtube spin trying to sell a book or program.

From what I've read flex spacing is a small retail/office space attached to warehouse space that can be separated into different sizes depending on the tenant needs. 

We are thinking about an initial 10k sq ft project in Middle Tennessee but are willing to travel a bit if the market is right (Kentucky, Georgia, Alabama, and Mississippi). 

We are looking to rinse and repeat if possible.

Looking for some general advice on getting into a Flex Space new build deal within the Southeast. Where to start? What are some realistic numbers on upfront $$, creative financing, carrying costs, etc?
