Does any one have any resources or information on investing in the Tijuana/Baja areas? 

The San Diego market is becoming more and more expensive and I was trying to think of a solution to that issue. I know that there’s already dual citizenship/passport commuters, b could it grow?

A future partner and dear friend wants to house hack a triplex as his first home. He wants my involvement as a co-borrower and I think this would be a great opportunity to get involved on a deal at a very low entry cost. 3.5% down while rates are at 2.7% doesn't seem like I could go wrong.  

I would like some advice on how to structure the partnership equally, from beginning (down payment and closing costs) to end (cash flow). 

Here are some details on the market and a prospective home, for an example:

$124,000 asking price.

Two units are 1bed/1bath, other is 3bed/1bath. The rent market would bring around $1500 between the 3/1 and one of the 1/1 while he lives in the other 1/1. I am estimating a mortgage around $650-$800. I'm aware that there are plenty of cashflow calculators available, I'm just looking for advice on how to divide the cash flow after the mortgage is paid. Does anyone have experience with this type of situation? Thank you!

@Terry Hynicker I’m using lake shore savings bank. They are local. I asked them if I could use them if I found a property in Warren, PA and they said no

Offer accepted after a counter, they took 23,000 with a 5 day inspection contingency

For anyone keeping tabs, I made an offer last night of $22,155. This will be my first intentionally purchased rental property (I hacked one when I was in the military years ago and still rent it out). Stay tuned for my journey to financial independence 😃

And for anyone wondering why it’s so cheap and needs minimal work, the area that I live in seems like an investment property anomaly. I have used the BP roi calculator on many houses listed in the area and haven’t seen one under 100%. Checked out a house yesterday that is owned by an investor in Australia. My agent is working for an investor in Vegas. The potential here is incredible.
