Very good information in this post. I found the most difficult part starting out is building a team (agents, lenders, contractors etc.) that you can trust has been the most difficult part.

I had a really good experience with Veterans Lending Group. https://veteranslendinggroup.c...

They specialize in helping vets with VA loans and will walk you through the entire process.

Anyone you recommend at Veterans Lending Group?

Quote from @Colin Reid:

I bought my first house in Abilene with a VA loan. Later I refinanced it with a VA IRRL for better cashflow. I still have it. Most mortgage lenders are familiar with VA loans. I went through USAA at the time, since all my personal banking is with them.

They'll want all the normal stuff; bank account info, LES for several months, hard credit check, etc. They'll also ask for some kind of proof of eligibility. I think for at least one of mine (it's been a long time) it was just a letter that my commander had to sign, basically saying I was in the military, behaving myself, and the Air Force wasn't trying to actively kick me out. It might even just require an Officer's signature.

Was it easier going through USAA and did you consider any other lenders?

Daniel, my best advice would be to shop around/ask for referrals for contractors in Pittsburgh. I am an agent here and work with a lot of out of state investors who send the same contractor to our properties every time. Build a relationship with one that you know you can trust to give you good estimates, and it will make decision making a lot easier. If not that, finding a local partner to work with would also be super helpful for what you are trying to do. Happy to connect if you need some recommendations!
