Provide me 4K and I will make it grow. There are so many ways to make it happen. One thing I did was bought a mobile home in a park (FSBO with owner carry) and rented it out. I house hacked it. I cash flowed it at 600/month. Once I had enough for another property, I did it again. I listened to BP podcast with Felipe Mejia (show 329) and he did the same thing in Nashville. There are so many ways to make money. In Dinosaur, CO I bought a mobile home and sold it a couple of years later for triple what I paid for it. One can do a lot with $4K if they are resourceful and work.

Does anyone have roommates sign separate leases?  For people that house hack a room rental method, it would seem like a good way to avoid this kind of situation.

I have noticed that landscaping does affect rental price.  If the yard looks bad, it has a tendency to attract less than "great" tenants.  I allow pets in my rental and having the back yard fenced is a way to increase rental revenue.

Documentation of move in condition is key here.  Unless there were detailed photos taken at the time of move in, you will likely be investing in a new sink.  I have detailed photos of my appliances, furnace, etc. that include serial numbers.  This has been helpful to me.  I am going to start taking photos of the fixtures/sinks going forward.  Thanks for sharing.

This is my first post on BP and this one was an interesting read. Often, if films are production, then special permits are required by the state so they can collect their pound of flesh. Quadruple your rates and offer it to the "industry" as a set lol. COCR will be outstanding.
