Darn, I should have picked up on the context clues. You win some you lose some.

Richmond is a solid investment city. A lot of people from DC are hearing about it and trying to get in the market and running up prices, but there are still some great pockets. There are a couple other cities like Richmond along the east coast, investment wise, that I have been buying in. Hit me up if you want to chat about that. Also, I know a couple vacant lots in the city that are prime for adding inventory if you are interested.

David you have to stop using a flip phone. Hahah. I didn’t see if you factored in any type of yearly or monthly maintenance. Even though most places will appreciate over the year and you can pay the expenses with taxes, you might want to factor that in. Also, if you end moving you might want a fall back to use a property manager. Outside of that, it seems like a decent property as long as your numbers are correct.
