Ostany, Inessa is your best choice. In terms of cost you will not find more bang for the buck. I hand her cases and she just wins, every time faster than you would ever think possible. From served notice to tenant move out has never been more than 2 months. I can’t say enough good things.

Are you sure they are benchmarking against WSJ prime and not federal home loan rates? Should be against your local FHL + roughly 2-2.5% for a run of the mill deal. I'm closing this week sub FHL bank Boston +1.8% But otherwise the financing seems middle of the road. 15 year term seems very short, I'd try for 20% down over 25 years and shoot for under 4% interest

WOW!!  Thank you for the road map, I've only read half so far and wanted to thank you immediately for such a great post!!  I've been having to figure these things out by knowing "the right" questions to ask and a lot of trial by fire.  Thank you again, great read for anyone in a low income market.  Now off to finish the rest!!

Hi Everyone,

This past December I bought a 6 unit in Worcester Ma.  It is in "ok" shape.  I'm currently seeking:

General Contractors, Electricians, Plumbers, Handy Man, General Labor, Painters, Floor refinishers, Landscapers.

Trying to decide if I should tackle a complete reno as each apartment comes available or perform a buff and polish.  If I can find the right team then I'm looking to hand it off and do a complete reno but if not and need to piece wise it and GC it myself I'll do that as well.  Unfortunately with as many projects as I have GC'ing myself is not preferred.  I've done it many times in the past, each time it takes up 80% of my time.

Any recommendations for teams or 1 off guys in Worcester would really help.

Hello everyone, My company has developed our Tenant screening process ver thoroughly and over many years. That said it's been a great learning process and has been successful in the markets we've been in. Recently we purchased a 6 family property in Worcester Ma. The property in combination with the local market has resulted in a very large # of applicants having section 8 subsidies. My company has only had a handful of section 8 tenants apply in the past but have never had any that ended up leasing from us. I'm looking for advice as to what questions should we be asking of section 8 tenants? We have been applying our standard question sets but feel we can do better. I'm looking to see what others ask in terms of programs the tenant is on, details of voucher, waiting/inspection periods or any other pertinent questions? With respect to Tenant's back grounds, pets, rental history, job status etc etc we are always looking to learn but feel that aspect is strung and thorough. When we review Tenant applications that are section 8 subsidized we are struggling to get a good handle on whether a Tenant is financially fit. Any help would really be appreciated!! Thanks

Post: Tank vs tankless?

It's just my opinion but many comments here seem to be based on electric tankless and also many concerns are centered around older technology. We just completed a 5 bank gas Rinnai tankless install providing roughly 1,000,000 btus to a 14 unit, I couldn't be happier. Each unit provides roughly 200K btus, communicate with each other and I purchased them online with full warranty for only $1100 each and the entire install cost under 8k, including of course the units themselves. I swear by tankless, and pretty much every concern above, even hard water, is either a very limited or completely eliminated problem set with the new tech. 98% efficient, can't beat that with a stick!!
