I have a property that I am considering using the BRRRR strategy on. My current options are switching it from my LLC to personal and getting 75% of appraisal as a cash out refi for 30 yrs at 5 - 5.5 % or leave it in the LLC and get 70% of appraisal on a 5year ARM with 30 year amortization, or a 15 year fixed at 5.5 - 6%. Anyone have any thoughts, I'm a little unsure about the 5yr ARM and future volatility in the market.

I have a small motel under contract in Daytona Beach Florida. I am in the due diligence period and have some questions on evictions. The motel rents by the week and is actually pretty clean with some long term tenants and few problems. However, during the last hurricane, and at other times in the past, they had a few people that would not leave/pay due to not having anyplace to go. The manager said it took 28 days to get them out. I know if I stay at say a Marriot and refuse to leave at checkout it would be handled differently. Is there anyone out there with experience dealing with this type of situation or that can point me in the right direction. I'm wanting to understand this possible headache or find out how to mitigate it. Thanks

Yes, very rewarding. I'll try to get around to posting pics. I literally converted it from an off grade foundation to a slab. It was my first time driving a bobcat inside a house, I had to bring in 80 ton of fill and compact it.

Mike M. I'm spending my time half and half. I'm working on getting into larger multifamily and there are way more available down here than in Spokane.

 Kristin Whitaker, I bought it around June of last year and sold in Oct. It was looked over by many investors due to the condition and most thought 25k was too much.
