@Ben Leybovich I listened the podcast in which you were a guest. You've got an amazing story. I've liked the multi-family, buy-and-hold strategy since I read the ABC's of Real Estate (3 years ago) -- one of the Rich Dad, Poor Dad series books. It just made sense. 

It seems like there aren't many small apartment complexes in my area -- which was confirmed by @Jacob Elbe , and might mean I'll need to look at bigger stuff in order to stick to my strategy. Regardless, there is a ton I need to learn. I'll keep you in mind as I venture out. I wouldn't be surprised if you get a message or two from me.

@Gary Alford I've made it my goal to listen to all the podcasts before the end of this year. I'm currently on #21; I've got a lot of listening to do but the stuff I've heard so far has been great.

Thank you all for the information! My initial reaction is that going "big" (buying large multi-unit property) has several benefits. But as I've learned from the podcasts, I'll need to start small and build a track record with my projects in order to build relations with other investors and banks/bankers. Let me know if you guys agree on that one.

@Brandon Turner Thanks for all the great links. One of my goals is to listen all 101 of your podcasts before the end of the year. There is amazing information within those casts, I find myself learning a lot from each on even if it doesn't quite pertain to the strategy I'm planning on employing.

Awesome! Thanks for letting me know. Do you know if there is a specific dollar amount they need to reach in order to be at the non-recourse level? I'll look into it as well.

I'm brand new to the RE investing world (have no deals under my belt yet). I found BP through YouTube while looking for videos on real estate investing. I live in Fairfax, Virginia (15 minutes from DC). I'm interested in buy and hold -- with a focus on multi-family.

I'm new to real estate investing (haven't done a deal yet), and have heard some talk about loans being non recourse if they're above a certain dollar amount or for a large property. Do they exist?
