I'm sure that they would lend to first time buyers as long as the credit and income were solid.

Hey Josh,

Believe it or not there is no rental inspection required by Baltimore City. You can get a lead inspection from LeadProbe and then submit the lead certificate when you register the rentals. There is a website where you pay and register with the MDE. The 2 floor unit doesn't need a rear exit but I had to install an exterior door. Section 8 inspections only happens after a tenant turns in their voucher. There are some good videos on YouTube that explain what they look for but they always find a reason to fail you. Hey Mike,

I am still using the MWG in Pikesville. They were able to get my inspection done and move in my new tenants right before the New Year. If your property is in the Baltimore Area I would definitely give them a call. By the way, who did you use to do the rehab work on your property?

Greetings Amir,

I just rented two townhouses to Section 8 tenants this year through a property management company. You can advertise the property for whatever market value rent that you want to. However the Section 8 office will offer you the amount that they think is best after they complete an inspection. For example I listed my 3 bedroom 2 bathroom townhouse for $1600 but they offered me $1,335. I believe this is based on size, amenities and overall condition.  The utilities are placed in the tenants name (except for water) and I believe the government will assist them in paying that too. Sometimes a small part of the rent comes from the tenant but this is all explained in the Section 8 offer. You can always consult with a local PM company if you need further information. Good Luck.
