Hello and Good Morning!

My family and I made the move from CA to TN a few years ago. We rented the first year in Mt. Juliet and then ended up buying in Cookeville. I can’t offer and advice on mom & pop rentals, but we did rent from America’s Home For rent in the Providence area of Mt Juliet. I wasn’t a fan of renting from them either because of reviews, but we took a chance because they had the most options and it was so easy to view homes and do paperwork.  We had a few minor issues with the home, leaky toilet sort of things, which they took care of right away. Other than them coming in to fix those few things, we never heard from or saw them while we lived there, and that’s the way we liked it.  Good luck on your search!

I would talk to an attorney in your area.  I've wasted money forming the wrong entity for different business purposes.  (However, I am in California, so what makes sense to every other state, doesn't always hold true here!) It will cost you a few hundred dollars but could save you more money and headache later.  If you are a do it yourself-er like me, you can just do a consult and then do the actual filing yourself.  One thing I have learned is if you are going to do something Pro, hire other pros to get things done right.  You don't want to mess around with business formation and taxes!!
