In the "BiggerPockets Podcast 332: How to Build a Deal-Finding MACHINE With Adam Johnson and Brent Moreno"  they talk about getting a list of properties with disconnected water/utilities. This seems like a great way to find distressed properties and or motivated sellers. I tried calling my local utility companies and they said people call all the time asking the same question but they are unable to provide any info. I noticed on the show notes some people were wondering the same thing as well. Can any one provide any details on how its done? Thank you in advance.

David Green wrote a book about investing out of state. He does a great job breaking it down step by step. You should really check it out. Its also on audiobook.

Most importantly: Do your homework! 

Biggerpockets will have literally ALL the info (and then some) that you need to create smart and educated plan. If you have any questions that you can't find answers to just post it on the forum and you will get help from people who have dealt with it before.

I am also new to the wonderful world of real estate. My wife and I are currently searching for a multifamily (Duplex,Triplex,Fourplex) so we can house hack to cut down costs of living which will give us the ability to save money a lot faster. House hacking is just a fancy term that means buying a multifamily property and living in one of the units.

In my opinion this is a great strategy to get your feet wet in the game. It's not for everyone though. You have to be a certain type of person to be able to live with your tenants. Really it all depends on what area of real estate interests you. If you have no interest in buy and hold (landlording) then this particular strategy wouldn't work for you.

You need to figure out what your long term goals are and just focus on them. Network with others in your area. Check out the NEREIA and other groups from Meetup.com
