@Angela Meraklis-Lyons hi - what was the outcome? I have similar situation and too consulted with Scott Smith.

I would like to put my units in PA in a LLC so I can play the LLC in a revocable trust. Seeking advice on this.

@John Morgan oh no, I am very sorry for this horrible experience, BUT you pulled through. You did it and you will only be great from here on. I don't like to quit; so I continue to push on.  I love platforms like this that connect like minded people to share our trials and inspire at the same time. I approach life with NO RISK NO REWARD. Thank you all for your insights.  I had a rough moment a year ago, but things have settled now.  I invest in PA because I know the area. I had to move due to my W2.  Nevertheless, things are settled now(praying it stays that way), and I have great tenants who have been paying during the pandemic. I also hired someone to help me with the maintenance requests. Thanks all - as with life, nothing is easy! Will continue to push forward

@Deisy P. Hi, I am in the same boat as you.  Please don't give up especially if this is your passion.  I am a landlord of several units.  I recently shifted my strategy by partnering with two of my friends.   This will help me to share the responsibilities and the win.  I agree though that it is stressful, but I am seven years in and won't quit.

Hi - I am seeking legal advise on how to setup JV's and to understand tax implications when partnership is dissolved.

My partners and I have an operating entity. We wan to keep our current entity as the lead umbrella. Others are interested in partnering with us on new deals. I would like to setup a JV for each deal as the investors may vary. May someone direct me on the best way to do this. Can I setup a JV via an agreement or does it need to be a legal entity?

Appreciate your directions.

I would keep her. The grass may not be greener on the other side.  Plus, you will then face the turnover cost and vacancy.  At least she pays!

Congrats, @Byron Scott! You have a bright future ahead of you.  I am excited for you.  A lot may not understand, but it is so true that in order to succeed, you must change your mindset.  Make action plans and DO IT! Very inspiring.  Welcome to the world of investing!
