Hey All,

I am looking to purchase my first LTR and have cash. I am finding it difficult to find something that I can purchase and rehab <=$100k. Maybe it is my inexperience or the current market? But should I consider financing options on multiple properties or stick to finding something cash worthy?

Why not STR? 3-5 x the monthly income....?

To be honest, I do not have any reason against STR, and I have a colleague that does this in my area. I just do not have any knowledge on the topic. I just chose to go the LTR through buy-and-hold via BRRRR. I’m not opposed to learning and expanding in the future.
