It is 50%. And that is exactly what I was thinking either way. More = no squatters, Less = squatters.

We are looking at a property with good numbers, however it currently has squatters on the premises. Our agent has experience dealing with/removing squatters and Georgia just updated their laws regarding squatters. Here's my question... Any ideas on getting a look see inside the currently occupied property?  

We can see the outside with a drive by of course, but we are more concerned with the interior and what we may be getting into. 

Thoughts, experience anyone?

I'd like to hear from you only if you had Zero REI experience starting out and you are successful in Flipping, STR, or LTR. I am married but my husband is clearly not interested, or never thinks it's the right time, (market, elections, not enough time etc), honestly I think he's just afraid. I would like to do it anyway and I do have the funds (fully funded HELOC & cash). I have zero REI experience, but I do have an agent who is willing to help in some ways. I work full time (own my own business and can be somewhat flexible) and I am about 3 years from retirement. I'd like to hear from you if you started on your own, with no prior knowledge and have made it to the point where you are successful, and can support yourself, are enjoying it. What were your first steps? Where did you make connections to reputable, affordable contractors? (I think this is my biggest hurdle, in my mind anyway) I am both excited and a bit scared, but never let that stop me.

I live in a suburb outside of Atlanta, GA but we have family in Ohio (dayton & cleveland areas). Looking to do some investing in Cleveland, OH. Does anyone have any connections in the Cleveland Ohio (specifically around the Cleveland Clinic) area with regards to realtors, contractors and management companies?

Has anyone had any experience with the company Rent To Retirement? Just curious as to the groups feedback. 

Thank you for your input Matthew, we currently own a home that we are living in. Not interested in house hacking. Leaning more torwards fix n flip or medium/long term rentals. 

1st time on the forum. 61 (my husband as well) years old and just starting out in the real estate investing arena. Truth be told, if I knew earlier what I am now learning I could have started earlier!! But all I can do now is move forward. I currently own a successful business with no plans to exit for at least 5 more years. My husband is a project manager with a local construction/renovation company. With that said, what is the best strategy for building wealth and creating cash flow with real estate in today's market? Buy & hold? Fix & Flip? BRRRR? Wholesaling? (not interested in house hacking). We have a good amount of equity in our current home, we have saved a good nest egg in standard investments (that we could tap into), and we do have $100k + in cash. Is it too late to really build wealth in a timely fashion so that we can enjoy our golden years eventually?

part two: best type of loan or place to acquire funds to start? HELOC? HML? PML? No money down? Sub2?

We have reached out to an investor realtor who was referred to us and who so far has been a wealth of knowledge. We will be talking loan/money strategy today as well, but would love to hear from all of you.
