AI tip 2: a friend of mine wrote an app (beta) for landlords to market themselves on a regular basis by soliciting reviews from tenants. So rather than just market suddenly for 60 days when a property opens up, you're developing your personal brand all the time. Rather than a tenant telling you over a text how great you are, they go on this app and tell the world.  So it's like a tech tool for marketing yourself that works constantly. 

Shuk Rental Marketplace is the app.

 Yes - we can do this if it makes sense for their business.  We do a bunch of refreshes/overhauls too, which is where I'm hearing what people paid for subpar work. It's crazy.

Facebook and Google shake hands with each other.  Before you run any ads on Facebook, make sure your website and all OTA listings are outstanding and recently optimized.  People see a business on Facebook and they Google it.  Then people see a business on Google and check out its social media presence.  Because of that, a lot of businesses make sure always to run ads on both.  One of the things to Google around this is "advertising empathy map." That is a guide into how to connect with the ideal client emotionally, which will inform your copy and imagery.  Ad strategy is a fun world. :)

ADR, CoC, occupancy and don't forget appreciation. That one gets overlooked.
