I'm also in the same boat with getting started with no money. Unfortunately, I'm in a situation where I'm going to need raise my own capital to invest. The strategy I am using is - saving as much as I can from my job, also work as a real estate agent so Im saving up all the commission I make and now Im looking into wholesaling.

HI BP Fam!

So I am a newbie investor and one thing that I find myself struggling to find is financing. Looks like I underestimated that "you need money to make money"! I just thought in some way I could put a deal together and give up a certain percentage of the profit. Kinda learned the hard way that Im going to need to cough something up in order to get started.

Has anyone gone through something similar? What would you suggest? What can I do, what can I figure out that will help me fund by first flip by summer??

Hey BP Fam! 

So I am OFFICALLY starting my journey in real estate investing in NYC specifically in Brooklyn and Harlem. I understand that market analysis is an important skill to have in finding and analyzing deals. 

Now what I need a little clarity on is how I can analyze deals in the most effective way? What is a great way to analysis markets? How can I figure out what is going on in the neighborhood that I want to invest in? 

What I have learned so far is that MLS is probably one of the best resources to use as well as Redfin, Zillow, Listsource, StreetEasy, County Tax Records and contact with agents. I started looking through Zillow and Redfin but the information on there didn't seem like anything that would be reliable or sensible. MLS, Listsource, and County Tax Records seem to be the best ones however there is a fee.

Any advice from investors in NYC that has found effective ways to analyze deals or neighborhoods? Any investors with effective advice about analyzing markets/deals?

This is incredible!! I hope to get as far as you very soon. I live in NYC so finding the properties you have with a great price can be challenging here. I intern for a developer, I'm learning so much and one of things I've been noticing is that it seems that all the good deals have been taken lol. I mean I know by the time I start it may be a bit of a challenge to find a good deal but its  a challenge I am definitely up for. Sometimes I debate if I should start my investing career in Canada? or even different parts of New York. Like Long Island, Orange County. lol I definitely would love to start right here in NYC though that would be the ultimate goal for me.  

You mentioned it took months to find deals. What would you say was the key to finding these properties after months? Just persistence. I love driving around and looking. I do think its more effective because you get to see whats out there.

This is amazing. Im 22 years old currently - will be graduating next year. Would like to do the same exact thing. work and buy properties. Never gave the owner-occupied rentals much thought until recently. probably better to try and live frugal for a little bit while putting the majority of money back into the company. thanks for sharing. very inspirational

@Ingrid J.  I will be sure to look into that. Thank you so much for your help, definitely has given me a perspective.  I have a lot to learn about the markets there. I will look into getting a mentor from there.
