 We have lots under contract to build 9 Single family houses in Durham NC.

Project info: Lots are 55,500 each, Construction costs at 174,000 each. Drawings are almost finished. Sale price will be $320,000 each.

What we are looking for: 8-10% interest, 2 points, no more than 1 week from progress draw request to deposit. References of three other deals in our area (Raleigh/Durham)

We will put 20% down on land. We are willing to break the project up for smaller investors. DM me with questions. Thanks.

Hi Cameron, There is plenty to choose from in the area. Putting your request on Bigger Pockets is a great way to get the word out about what you are looking for. I am a contractor and investor working mostly in Durham (but expanding into Raleigh and Orange county). There are still areas that provide good profit potential, although there is much competition  with so many people getting into real estate. If you need someone to put some experienced eyes on a potential project/ home, let me know. I am developing relationships with several repeat flipping investors. I normally run 5 to 7 projects at a time. Working with investors is my main business.

Hi Ryan, a 700 sqft master suite addition should run you about $90k. I don't pull permits is Raleigh very often, but I do in Durham frequently. In the past it has taken from two weeks to two months. But with the recent malware attack, I am unsure how long it is taking now. I know they are making great strides it getting things up and running again, but my understanding is that alot of information was lost. I have to reapply for two projects, because the information was lost.

Hi Louis, I am a contractor working in Durham everyday. I have done remodeling, and new consrruction, both for my own business and for others for over 20 years. Part of my services involves space planning. Moving a kitchen from the backof the house to the front just because you have seen others do it shouldnt be the main reason for moving a kitchen.  This is a very expensive idea. You should look more at how the house flows. Is the kitchen near the eating area? Does it flow into the main living room?

The only time I have moved a kitchen, was if I were revamping an entire floor plan. The kitchen is the central part of the home and is key to flow and how a family would use the home.

I have never had any comment from a potential buyer wishing the kitchen were on the front of the house. To my experience, location of the kitchen as to front or back of the house makes no difference, but rather how flows with the rest of the house.

I have done two historic houses in the Morehead historic district and one in the Fayettville historic district of Durham. Getting approval can be a pain. You have to get approval for any change done to the exterior of the house. The process takes about two months after submittal. Thats assuming they approve you on the first time around.
