Patriots, but I think it'll be a close game. In the end, the Pats have a better QB, more offensive weapons, a better coach, and a defense that has improved a LOT as of late.

I uploaded a debt service coverage ratio caluculator a while back that you might find useful. It's in the FilePlace section of BiggerPockets under forms.

Imagine what these people could do if they only applied their creativity towards legal ventures.

Post: "Rebuilding America" What would you do?

This ought to be an interesting topic.

The list of what I would do is a long one, but here are a few items off the top of my head that I'd do.

-Rewrite the tax code so it's simplified, understandable, and fair.
-Vigorously protect our border with Mexico through manned and unmanned methods.
-Make welfare workfare
-Reform our prison system so going to prison is actually a deterrent to criminals instead of a joke
-I would expand the role of the Army Corps of Engineers to start rebuilding America's infrastructure. It's falling apart and needs to be repaired/upgraded and since we have a pool of construction workers and veterans that need work it seems there's a way to make this work and bring in private contractors as needed.
-I'd ease business and banking regulations
-I'd incentive the building of new nuclear and clean coal power plants

There's more, but I beleive this would be a good start.

To be honest, a lot of banks are guilty of this. Thankfully, this sort of thing makes my job easier, but it's a bit sad that banks aren't immune from piling it on thick with their own clients who often think their bank is looking out for them just because they've been with them a while.

People would do well to remember that banks care more about their bottom line than they do about you. As such, it often pays to shop around to ensure you're getting a good deal.

Agreed. Even if the bank is lending to an LLC, they will still usually require anyone with more than 20% ownership to sign the loan. It doesn't do the bank a whole lot of good if someone signing the docs has no experience/assets/income.

Lol, I too was wondering how you hadn't heard about the game.

After watching the Giants play yesterday I think the Pats have their work cut out for them. Brady is a great QB and has some great receivers to throw to, but the defense is going to have to play another great game to keep Eli on the run.

The Patriots dominated the Broncos with a final score of 45 to 10.

Post: 6plex under contract. What documentation should I ask from owner?

I would ask for copies of receipts for any work done to the property and operating statements (YTD and for the past couple years). If the current owner has kept a detailed profit and loss record it will help you to gauge trends in expenses.
