Hey Aaron, I think St. Pete is a great investment. All the new construction will drive people to seek out larger detached homes for more value (per sq ft).

1. Regular insurance should cover hurricane damage (winds etc.). So if your home is completely wiped out by hurricane, you would be covered. 

2. If you’re home I was built before approximately 2003, Citizens, the state funded  insurance will be your only affordable option. With citizens, but insurance will be mandatory by the year 2027. (It is being rolled out in tiers.) So your question is moot :/ 

3. When flood insurance is optional it is much more affordable, then when mandatory.  For example you buy cheap $300,000 home in Oldsmar. You can see but insurance of $4000 per year. :( while my optional flood insurance just a couple miles north was $350 per year. 

4. I would buy in St. Pete all day.

Welcome to another FREE-RE: The Tampa Bay Free RE Meetup!

This is a very casual/free investor monthly meetup for all those who call the Tampa Bay area home or enjoy investing here.

Join me on THURSDAY, June 22nd at Cigar City Brewing! Save the date/follow for all future meetups as we try to meet every 3rd week. Please click the "attend" button as soon as you can commit. I'd like to get a headcount for CCB.

We will meet at Cigar City Brewing (back room) located at 3924 W Spruce St. Please support CCB by purchasing some food or drinks. They are gracious enough to hold the space for us.

Every experience level and role is welcome! This is a free, no-pitch type meet-up, so no pressure, just a quick intro, and then we dive into deeper conversations on a personal level. We're here to meet other like-minded people and to help those who are interested in investing in Tampa.
