Thats very interesting. I did notice the urban sprawl when I once has a connecting flight through Phoenix. Based on your idea, Las Vegas could also be a good opportunity.

I am with Bryan on this one. Unless you are in the Orange County area, prices have already started dropping in the SF bay area and San Diego. If this was your first house that you planned on staying in for the next 10 years, then it might not matter. But to try and flip this house at a point when real estate is already heading down involves taking considerable risk.

What you said about your stylist is obviously a harbinger of the end of the bubble. I have heard of two similar instances with regards to the stock market bubble of the late 1920's and the dot com bubble. In the first instance shoe shine boys were giving tips to Wall Street pros right before the bubble burst and lead to the depression. In the second instance, cabbies were reading Barron's and giving stock tips to customers. As for commercial real estate, it has obviously lagged housing but I see a lot of "For Lease" signs all over San Francisco (and a few other cities) that have been there for months. With such low occupancy and demand, I do not see how commercial real estate could do well over the next few years.

Jelly I just noticed the post Trying not to loose on Wall Street on your website and it is good to note that you are not a "momentum investor". The problem has always been finding stocks that are not yet overvalued and since everyone is looking for stocks like these, they become extremely hard to find. Both technical analysis and fundamental analysis can yield good results but a combination called "Quantitative Analysis" is the approach I prefer and can prove to be a good middle path. This interesting article briefly touches upon both technical and fundamental analysis. Good luck with your real estate and stock investments.

Jedi, are there any specific requirements that have to be fulfilled in order to buy with no money down using the FHA? Do you have to be a home owner? Should this be your first rental property?
