1) Give them the facts ... numbers and facts are agents' best resource for buyer counseling.

2) Explain the tax advantages and fiscal benefits ... according to the National Association of Realtors, the tax advantages and fiscal benefits are clear when looking at owning a home vs. renting.

3) Show them interest rate history ... talk to buyers about record low mortgage rates.

4) Ask the REAL question ... serious buyers make serious moves. What's their motivation?

Using powerful words in your listing descriptions is KEY! Below are key words to use and also to NOT use:

Words that make deals or improve profits
? Granite
? Energy-Efficient
? State-of-the-Art
? Maple
? Gourmet

Words that kill deals or decrease profits
? Fantastic
? Spacious
? “!”
? Charming
? Great Neighborhood

It's best to be very specific, not vague. Use descriptive, straightforward terms that tell the physical attributes of the home (like marble, spiral staircase, gourmet kitchen, and solid bamboo flooring). Lastly, remember home buyers are interested in the facts (not so much your opinion).
