@Michael Tripp Santa Clarita huh. Nice start! That area had an amazing equity increase over the year. We used to live right up the 14 in Lancaster. Coming from that market you should have a vast amount of options for out of town investing good luck out there!

If you are able to get it built. Since accessibility is going to be unique, you may consider something like Air BnB as a back up plan, with a lil creative marketing the landscape may sell it self! IMO

This is a great topic/discussion thanks for all the info.

From a non-lender standpoint what are the key indicators of a market flattening out or correcting? Is it time on market? Price changes ( drops)? Or is it more complicated than that?

If you go to the events page, there is a meet up called Real People, Real Beer, Real Estate. It's sounds pretty good, I haven't made it yet but plan to soon.

@Lance Riggen thanks for sharing, I hadn't looked at insurance for flips, and by this one post I will now be adding that and a system like Simplisafe to my list of must haves.

If you look into this there are a lot of resources. My understanding is this space although sometimes milliseconds. You can create more space mentally where this spece appears to slow down giving you more time to choose a response.
