I do not like condos for the very reasons everyone here has pointed. I feel like I or you would have no control of my expenses in a given year. i.e.HOA fees, special assessment fee. And you pointed out that you do not feel comfortable investing in condos. So, bottom line is my vote is move on to something that you won't lose sleep over.

I would lease it up since the ARV calculation is based on 2 closing that are already leased. You have more at your disposal to pitch. ie.ROI. You still want to make sure you put a good tenant in the property.
