Josh,

I know the website is free. I am saying making the Pro membership free. I understand right now you have a bottom line to protect just like with any venture. And yes I do visit your sponsors. I love this site. Just offering feedback as you instructed.

5-6 years should be time enough to get your properties cash flowing, make your DTI look better, re-build credit score or establish a relationship with a bank. Before I consider seller financing I would start by talking to a banker. Is the bank telling you because you are a student you dont have sufficient credit?

I would say make it free. The more people you can entice to the site the better and I think that having a membership actually turns people away. Look at facebook. Do you have to pay for anything on that website? Nope. And look at it today. I would also say that I enjoyed the previous version of the website regarding the style of the different forums.

Applying the 50% rule you would have $830/month left to service debt.

Bryan,

Is that a covenant in the loan? How many payments are your banks looking for in the bank account?
