As an 18 yr resident of Fl and investor,I can say that the condo mkt is ripe for picking-lots of overbuilts and foreclosures have the sellers scrambling for offers.Yes the other posters make alot of good points but best thing is to actually go down and shop.

there are lenders, 2 that I know of, that allow seller seconds however
cannot be First time home buyer and must have credit score be above 620.

As a newbie I would be careful with programs that give the purchase price and repairs- your inexperience can get you in trouble with unexpected costs and miscues- which will happen. Thats why the arv programs are better they give you more than just the repairs.

As lont as you spellout all the terms and responsibilities for each of you and have it written down that is all you can do. The only other is family and business shouldn't mix ,in my opinion.

Basically the lenders lend off the After repaired value( ARV),most do 65% of ARV. The 2 i know and used are ipi investments IPIinvestments.com and Omni national Bank (redevelopmentlending.com)

I am a resident as well but not sure if scott is experienced in condo conversion matters or loans.? If you want I can offer bank and hard money condex financing. I personally have done a couple of units for myself.

I have lenders that don't require income or credit. It depends on what you are trying to accomplish

I have 100% investor loans available. 15 year mortgae veteran. Where in NY? I grew up in NY.
