Question for the masses:

If I did a commercial build out for my business on a building that I do not own would you need a cost segregation to utilize accelerated depreciation of paid in capital or would you be able to do it without a cost segregation?

Independent question, does anyone have recommendations for cost segregation on existing rental properties that I own?

Hey everyone so my partner and I found 2 building (8 unit deal) in providence where the seller will contribute 20% down toward the loan. We are now searching for investors that have worked with commercial lenders that would allow for a seller financed down payment. Please message me privately if you have any insight onto this.

Does anyone know any lenders that will allow for a 20% down payment on a multi-family investment property? Anyone I reach out to requires 25% minimum.

Even if the property is owner occupied? I am fairly sure that you can get up 95-100% financing assuming the property is primary residence

I am looking to do a cash out refinance on a house hack 90/10 LTV in the coming months. Could anyone private message me recommendations of lenders to use for this type of refinance that they have had success with in the past?
