I'm looking into a 2-unit property to wholesale and trying to run the numbers... I'm new and have very few relationships with buyers - so I'm looking for insight.

The question is, do I make an offer for a flip investor or for a buy and hold investor? 

The difference could be around 50K since the carrying cost is part of the buy & hold strategy and a flipper would want to put more money into repairs/landscaping.

Should I really try and feel out the seller a bit more or is there a larger group of investors for one vs the other?

Hi @Allen Seto, I'm new to REI, but have a background in marketing so I figured I'd share my 2 cents.

This is a very informative letter and handles all of the issues that may come up in the leads thought process. For me, it feels a bit more like a follow-up letter in a series, not a cold introduction letter.

I'd wait to hear what some more experienced investors say, but would it be easier to start simple with a quick intro into why your mailing them and how they can contact you, then after a few weeks (once your leads die down) you follow-up to the same list (minus warm leads & opt-outs) with this letter?

I'd love to hear what everyone else has to say.

Hey @Taylor G. I just started out here and can attest that it will exceed your expectations. 

So far I'm a small time investor with a multi-family (I live in half) and am taking the RE license class. Keep us all posted on your activities and any successes you find!

After seeing BP forums come up in almost every question I googled, I figured it was definitely time to join.

I'm a small time investor in a 2 unit home, one rented and one I live in. Currently I'm half way through the real estate salesperson course and I am looking for my path in real estate. Investing has always been in the back of my mind, but as I become more knowledgeable, I realize it is something I have to do.

Since I've worked on a number of flips and manage my own property, I'm not entirely new... but still way low on the learning curve.
