I know an investor in the Wichita area that did exactly this. She rented out rooms in her home to traveling nurses. Usually 3 to 6 months at a time. She initially found the nurses on Airbnb and then word got out through the nursing community that this was a good option for them.

I attended the McCurdy auction for the first time last night as well. I wasn't looking to buy, but trying to see what people were paying. I've been doing some wholesaling, and it was helpful. Next time I'll get there earlier to sign up some buyers for my list. Good luck to you @Tracy Liggett!

Finding cash flowing properties in Wichita isn't hard. You won't make much on appreciation, but they can certainly cash flow. There are some areas you probably want to avoid just like any other city. 

Who do you have lined up for property management?

Why do you believe you "have the upper hand in proposing an offer much lower than the list price"?

Johnson Duncan and Hollowell did mine. Cost was $425.
What are you wanting to know? Zillow's Zestimate is pretty much useless for ARV. Maybe getting the previously sold price off there would be helpful. Rentometer is okay for rent estimates. I find Craigslist listings more helpful though.
