Hello All,

How long do I have to wait to refinance with a portfolio bank for the property bought with my own money? I like wait the least amount of time to refi. Is there any bank that doesn't require waiting period? Thanks in advance,

Hello BP,

Thanks in advance for taking time to answer. I'd like to know how a spouse is considered in getting a conventional mortgage for rental. For example, wife and husband bought a primary house in year 1. but only the husband's name is on the loan, but both husband and wife names are on the deed. On year 2, the wife wants to get a loan for a rental property, just by herself. Is  mortgage payment of the primary house count against wife's income in calculating qualification of loan on the rental? Even though the wife's name is not on the loan of first property, is her income considered responsible for monthly mortgage payment of the first home? The state is PA. Thanks.

Thank you @Chris Martin and @Steve Babiak . What if it's not at a sheriff sale and the seller is a motivated seller who wants to get out of the house which is in default? Are those judgements still liens attached to the house?Thank you again.

Hello BP,

I am inexperienced in looking at properties' records from county office in Pennsylvania and I have a question about judgement records. When I searched for prothonotary records of a house in default, I found out that the owner has a couple of judgements from what looks like collection agencies. They have "complaint civil action" as a case type, the amount, commenced date, and "open" status etc. But the judgements do not show parcel number of the property unlike municipal lien. How can I know that those judgements are the liens attached to the property? Thank you for taking the time to answer.
