Thank you for all your advice. The property is located in a low income area. The area seems to be on the verge of appreciating within the next few years. However the industrial company that is across the street has been there forever and I don't believe they will be moving anytime soon. Besides the company, the rest of the area is residential. I also believe the property has not sold due to the business being located directly across the street. I am concerned that in a prime area this property has sat on the market for some time now. 

Not counting the resale, I do not believe that I will have any issues renting the units out at the highest rate.

Thanks for your input. I agree with your assessment.

I found a triplex that is completely renovated and is move in ready. The property is priced well and is located in an area that rents really well. The only issue is, it’s across from an industrial company that been there for decades. Our real estate agent is recommending not buying the place because selling the property later on will be a problem.

How much stock should I put in for future sale of the property. The numbers make sense for rent.
