 Hey Nathan, my wife and I use Michael Cotrone in Houston, his company is Memorial Tax Advisors. Nice guy, specializes in real estate agents and real estate investors

It downloads as a .txt file... which is a pain to try to read. You can open the file in Excel and it is a little easier. One of the "ReadMe" .txt files explains the information in each column.

Thanks for the response James - Yep, we are working on getting into one of the big schools here locally to do that, but a friend of mine literally just sent in his application to the state and hasn't begun classes yet and he is getting all sorts of recruiting mail from brokerages... anyone else know? Thanks

In my experience, in this market, it would be a steal to get 4% seller financing - More common in my market is 6% - 8%

That is awesome, I did the weekend warrior thing too for a year with my fiance and we did as much as we could too. Working 7 days a week and the weekends being manual labor was a true test of our relationship lol, and we eventually decided to leave our corporate jobs and do this full time. Congrats to you guys for making it through, we always joke if we can do this together with the stress etc. we can do anything and we are actually getting married on Saturday. Best of luck to you, keep us all posted on what you decide to do.
