I sold a half a dozen or so houses through Roofstock. They were very professional and the sales went quick. I do not have any experience buying through them

I was surprised to read your post.  I have been an investor with Sunrise and have not shared your experience.  I have found them to be very responsive to my questions.

Hello.   POH  stand for park owned homes. I advise you to become more educated before investing in a mobile home park. Check out Frank and Dave's podcast  and Mobile Home University.   Also, Kevin Bupp, and Jefferson Lily have very informative podcasts.   I think you're on the right track but move slowly until you're educated on the pitfalls of buying the wrong mobile home park. I don't have any experience in doing what you propose but the 30k resale sounds high to me.

All great advice.  See a pattern developing?  No bad debt (credit cards, cars, etc) and lower expenses.  Forget about instant gratification and work towards future goals.   Sierra's advice to locate a flipper and offer your contracting abilities is a winner.  Good Luck.

Hey Edward,  I don't know anything about car washes but it doesn't seem like it would be too passive.  Maybe it is.  I do know that I pay cash when I go to the car wash and always wonder how much of it goes into the till.  Good Luck to you.

Post: Digital records vs. physical vs. BOTH - what is your practice?

I do both but know that I shouldn't.  I started storing digitally on floppy disks and a ZipDrive (i'm in my 60's) but now the drives don't exist to retrieve the data so I printed everything.  Now I store everything in the cloud on OneDrive but still keep printing.  Some day I'll believe that the internet is not a fad and is here to stay and stop printing :)
