@Kenneth Garrett that's actually what we are trying to do BRRRR first and add few flips. how long did it take you to have 25 properties and 10 flips?

Networking is a bit difficult nowadays, even-though we just recently became one of REIA members, and thinking of becoming a member of another one as well. But i find that once you sign up to REIA they try to recruit you to their mentorship program. I was thinking of having another post regarding this, but never hurts to ask here as well: we don't mind to sign up for a mentorship program but how do you know if they will deliver on their promise. As you know they are pretty expensive, and we don't want to spend that much money and in 6 month be in the same position as we are in now. How do you weed out good mentor from bad?

@Jon K.outlet covers?!?! Really!!! lol  I think for us, the issue is being new. Since we are pretty much newbies, it takes us much more time to research, to analyze, etc. we are not on any mentorship program, therefore, we are learning on our own and, well, it takes a lot of time. I assume, once we have some system in place, it will be faster, but till then... we struggle :)

@CJ M. that's amazing. I think as a beginners it takes a long time for us figure out things that work and that don't so everything takes very long time. I am sure once we are more or less established the process will be faster.  for example, we would research property owners one by one on public records, till we found out there is a dealmachine app which of course made our lives so much easier. so things like that i was wondering if anyone could share with us, would be so much appreciated.

@Jaysen Medhurst hmmm don’t have any connections not boots on the ground at either one of those areas. What we do is drive in various neighborhoods on weekends to get an idea of the area.

By connection and boots on the ground besides RE agent/broker who else do you have or consider?

Thank you for your input and sharing. I must say it’s tough. I am extremely organized I. The family so I plan ahead for a week so tasks like cooking and some other household thing would spend time to the minimum. We are trying to divide between us and share info once in a while so we are on the same page. But sometimes we cannot even find a min thru out a day to do any RE related work. So wonder how people juggle between full time very demanding job and RE.

We live in NY and thinking of investing in either NJ, CT or PA. Although we are leaning towards CT, was wondering what would be your recommendation and why.

My husband and I are getting into REI and between very demanding job and family we have a very little time left for RE. We are determined to stick to it and keep at it but wonder how do you organize yourself and prioritize work, RE and everything else.
