I've never heard of the real estate arena. You shouldn't have to pay anyone to be a birddog for them. Check it out carefully if you consider it. There are 1,000,001 scams out there.

Mike, I'm not sure if you know a guy named Darren Dicke out there in Columbus or not..? He's no guru as far as I know, but I have talked to him via email several times and am on his buyers list and he really seems to know what he is doing regarding wholesaling. Have you ever met him? Seems like a good person to learn about wholesaling from, just wanted to see if you knew him.

What I have done in the past, but have found it to be a waste of time now because the only thing you need to know is to just take action. After so many books, so many seminars, webinars, etc it all boils down to hitting the streets and doing it. As for Mike Kimble, he is the real deal as far as I have heard. I actually tracked down one of his testimonials up in Indiana and somehow managed to ge tthis guys cell phone number and called him up out of the blue one day.

I asked him if he did Kimbles program, and he said yes, and that he had done a few deals since then. That was about it, and then I added him to my buyers list.

Does anyone have any experience buying multi family commercial properties using AITD's? I know of a young guy down in Vegas (read about him) doing this and he is doing very well and seems to be aquiring buildings fairly quickly like this. How does this work and is the all inclusive trust deed method applicable in the "real world" of commercial RE? Thanks for any insight.

The best short sale guy out there is Nathan Jurewicz. I have talked to him on the phone several times and i'm not even in the "coaching" program. As you can see I have tons of posts so I'm not an employee of his either.

I had sent him a message on a social networking site inquiring about buyers, and he responded with his cell phone number. Which I called, and he answered. He is totally the real deal and knows his stuff like nobody I have ever come across. His entire system is setup to where you don't talk to the banks, the seller or the buyer ever. If you're skeptical i don't blame you because I am always skeptical of gurus. Nathan is for real though i do know that much, i have interviewed people that work for him.

Thanks Will for that post about the REO's. Do you recommend getting those POF letters from transactional funding companies or do banks want to see letters from well known financial institutions..?? A lot of people might have the money for the deposit but when it comes to that letter, it seems like you need one that meets a banks "criteria" if they're looking for POF letters from certain companies etc..

Someone told me that on REO deals you can add your buyer to the contract and quitclaim the deed to them..?? Has anyone ever heard of such a thing?

I'm just wondering how you would collect your wholesale profit if the end buyer is stepping into a contract at the same price you agreed on with the bank...?? Doesn't make sense, then again I don't do REO deals so maybe it's an easy answer I just havent figured out yet.......

We're looking into using virtual assistants for pre-screening as well as a virtual closing coordinator. Anyone have any experience using these team members? What companies do you reccomend.. US companies, foreign companies? Thanks

We are using a file folder system to track all offers, incoming leads, follow ups, and active deals. There has to be a better way with all the technological advancements over the past few years! What's a good web based or software program that can manage our mailing campaigns, follow up, and contact databases??? Thanks!
