Lets say I rent a house out for $1200/month. My mortgage is $560. Expenses are (taxes $150, HOA $30, Ins $25) $205/month. Do I pay taxes on $1200 or just $435?

I was wondering what most investers pay for insurance and what kind of coverage is ideal for a sfr. I was quoted $278/year for $300,000 liability and $2,000 medical. Is that a standard amount for a sfr?
