We are at the top. Just like every other crash. Everyone sees the raise but not everyone sees the fall coming. In 2003 I bought a house for 106k, in 2012 I could not get that house to appraise for more than 116k with 3 different appraisers thats 9 years to the day almost. Now we have a rental in the same neighborhood bought in 2014. The one I have now is a one story vs. a 1 and half story, smaller by about 250sqft, one less bedroom, and minus half bath. Appraised for 135k in 2014 when we refied. And yes we are looking to cash out NOW while the market is still there.

You to do a lease-option on it.  Have the buyer in place, increase the rent if market allows, then sell it when buyer exercises the option.

The general rule of thumb is 1%.  Houston market is hot right now. Your out in Katy.  Look in Williamsburg Colony Area.  Its between Mason and 99 on Franz Rd. Most of those house in that area are priced between 108k to 140k+. Most of the area will rent for 1200 to 1500+ a month. We have a rental in there right now that we are selling. Asking 135k  and it will rent for $1400 a month easy. If you are interested message me and I will send you the link and video.

Great post with some different views.  I see both sides here.  Legally I do not want to break the law, but I do want to cut cost and time down running my business.  

Now slydial or slybroadcast is a service that puts a pre-made voice mail onto someones phone without it ringing.  I do not buy their phone number, I pull their number off a site which they are trying to sell a property on.  For me here is the grey area.  They being the seller who puts their number on a site trying to sell something. Is going to report me for leaving a pre-made voice mail on their phone. Why would they do that?

I understand if I had previously talked to someone and they told me, I am not interested. I would not want to waste their time any further, and I would not want to waste my time or money either. Move on Next.  

If I had talked to someone previously and asked them if I could follow up with them at a later time, would that be ok? And they told me sure please do.  Would that fall under the above laws?

Would the same apply for texting?

Nope!! We just went though this about a year ago. We used private money and then went to get a loan to pay off our lender. We needed 77k to pay the private money off and put some money in reserve for the property. The home appraised for 130k. Bank still wanted 20%. So we used FHA loan zero down.
