Hello BP,

I have an investment property out in downtown Clearwater and I was trying to find any information on short term leasing(AirBNB/VBRO).  Meaning does Clearwater have any restrictions or taxes that they impose on those type of rentals.  I have read something about beach front properties but wasn't sure if downtown was included.  

If there is restrictions, does anybody know how to apply for permits for short term leasing or rates for applications?

Hi BP community, I was hoping some people would have some recommendations in the clearwater fl area. Electrician - assessing and wiring for adding a meter to a property. Contractor - that would be able to speak with regarding having an addition done to a property. Laying concrete. Handyman - for minor work around property. Thank you in advance for any assistance. Hello Biggerpockets community!!!

I just closed on 2 properties attached to each other and each unit has 2 unit, in Florida. Ultimately it has 4 units all together.

2 of the units came with tenents.  The previous owner never had leases drawn up, so they tenents are on month to month.

I'm currently getting the other 2 units ready for section 8. And require the other 2 units to be rented while I do so.  I have a few questions that concern me.

1. I have to replace the roof. The roof is attached so would need to do it all at once.  During the replacement of the roof do the tenents have to vacate the premise? and do I have to pay for their lodging.

2. Since the tenents don't have a lease - When I present them with a lease and they do not want to sign it how much time do I need to give them in order vacate premises.

3. there is only one meter for both the water and electricity for each building (totalling 2) - Can I have the tenents pay for the electric by splitting the bill in half? or pay partial amount and then splitting it in half?

4. if I have to tent the house for extermination purposes and they have to vacate for 2-3 days. Do I as a landlord have to provide a form lodging?

5. Eventually I'd like to get new tenents, one that don't have a large dog (safty issues) and the other is a hoarder(currently no active lease if I do have them sign a lease it will be month to month).  What is the best way to have them leave?

Hello BP community,

I'm working on my first purchase... it's a 4plex in Clearwater FL. I'm not sure if this the appropriate area to ask but I was hoping people would share who they use for property insurance and if they like or would steer clear of them. 

Also looking for umbrella policy as well so recommendations would be great.

@Jacob Stephen from what I've been reading about houses owned by a deceased person, is that it becomes an estate property, the property will be given to next of kin (unless otherwise specified in the deceased's will) and they have the right to sell it. if there is no will or next of kin then it will go into probate. probate sales take a long time any where from 6mo to several years. this is a high level overview but that's the gist. I'm sure there are others that would be able to go into much more details. -T

@Lee Fahy - Fun presentation, how much of the work did you and your forever roommate do yourselves and how much of it did you contract out?

If you don't mind me asking how much did you actually have to put into the reno.

The property is definitely looking on the up and up.

Hello, 

I joined a few weeks to about a month ago. I'm new to REI but have always been interested in it.

I was wondering if any body had good reliable contacts such as contractors and/or home inspector for the Tampa area that are in it to build solid relationships.

Also would be happy to talk to some Real Estate minded Realtors.

Im still learning too so dont have alot to add but don't forget beside the hvac, electricity would have to be rewired as well so the meters or circuit breakers would be reflected accordingly. Unless you plan on having electricity included (Not sure if they are split out)
