Hi Jimmy, I have family in the San Diego area that were exploring an ADU through ADU Geeks, who you may be able to connect with for more info depending on where your property is located. Their average cost estimates were $250/sq foot for a single-story detached or attached ADU. Garage conversions were generally a little less.

I'd back it up a little, getting your partner on board right now won't be won through the facts around why REI is a tool for cash flow and wealth building (although that will be important later). Try shifting your perspective from why it makes sense for you, to why this makes sense for her. She already knows you're on board, and I'm sure your excitement means something to her but how can REI get your partner closer to her life goals? Schedule some time for you both to discuss: what experiences do you each want from life? What lifestyle do you hope to achieve? What is stopping you from having those things right now? Take your time, get specific, and no answer is too big or unrealistic. Once you've done that, then address how REI can help her achieve those things and allow her to share alternate strategies to get there that might not be REI. It's cliche but it's true: you have to start with "why"! Hope this helps, and good luck!

Hey Zachary, thanks for your post and for your service. There are definitely ways to get involved with REI without capital but there are some things for you to consider if you aren't able to bring the cash or experience (yet). First, clarify what skillset ARE you bringing to the table? Sounds like you want to start with BRRRR strategy. Can you find the deal? Sounds like maybe this isn't your wheelhouse yet since you mentioned using an agent. Do you have the skills or the relationships to manage and/or complete the rehab? How strong is your hold on your personal finances right now so you can successfully cash out refi?

Don't have a ton of context of course but based on your post, keep building your network and knowledge base while you work on shoring up your personal finances and save, save, save. The house hacking strategy with a VA loan, even if you go $0 down, is great but that still requires reserve funds to support homeownership expenses. Keep after it!
