I'm struggling with the same.  I have a number of properties I need to get dwelling insurance on and can't find anyone to write me policies (Pineville Lousisiana).

If you are willing to move, check out Angler's Hideaway in Mead, OK. It's for sale. Just a stone's throw away from Lake Texoma and the casinos. We checked it out a while back but not the right buy for us. It's exactly 1 hour from D/FW, beautiful STR property with cabins, motel (needs to be finished out), plenty of land for RV's (not established yet) and two mobile homes. I'm not a big fan of mobile homes, but the large one that the owner considers his residence is BEAUTIFUL and would be a great home for your family, then at some point you could build something there if you like. Make money immediately, turnkey cash flow and you have more than enough cash to make this an easy investment. And just a short drive to Dallas for your flip projects. Wish I were in the same position, I'd seriously consider it. It was still FSBO as of a month ago.

I currently have approx 45 doors, half duplexes and the other half single family homes and I'm about to add 15 more doors to my portfolio (all single family homes) from my folks. Up till now, my bro-in-law, nephew and I did maintenance for all our properties and my folks managed theirs. But I'm at the point where I'm swamped all the time. Any suggestions for how to better manage a 60 door portfolio without spending every second at the tenants beck and call but also not dropping level of customer service?

@Anthony Wick. Semi-gloss Valspar Milktoast. It's a beige tone as some of my places have stained wood trim and others white. The greys don't go well with stained wood trim.

Congrats @Dean R.!! Doesn't it feel amazing to be in control of your own destiny? I left my financially lucrative corporate position 3 years ago and haven't regretted it once. Life is great!

I do something similar, but rather than giving them full account no, I just give them last 3 digits. I use a local bank that fills in the rest so that the tenant doesn't have my full bank account no. I also provide tenants deposit slips already filled in except for date. It includes their address so that I can tell who made the deposit (I get a image cooy of deposit slip online). It works great!

@Charlotte Chew, I really like using Cash. I don't have to visit the tenant and they dont have to make a trip to bank. Plus, I have an electronic record that they paid the rent.
