Hi all,

I have a question about a potential applicant in South Florida. Actually a couple. One is a US citizen the other is foreigner with an expired VISA. They are engaged. On paper, I believe they look good. The US citizen, alone, makes over 3x the rent, no evictions, no smoking, complete references, great credit. However, with the current immigration climate, I am unsure how to proceed.

As far as I know, unlike California, landlords in Florida are allowed to ask about legal status. But, is it illegal in Florida to knowingly rent to someone with an expired VISA?

Anyone here have any first hand experience with this situation?

I'm looking into getting Cozy.co set up for my first rental and noticed that they have a Rental Analysis product  ($20) to help pin down rental  rates in the area. 

Has anyone purchased this service and how did the results stack up to reality?

Will definitely look into at painting the that exterior door and adding a fence. The fence will help a lot with the backyard as it give the tenants some private, usable outdoor space.

I'm thinking of the leaving the coconut palm in the front, but emptying out that front planter and adding a continuous low hedge.

Also, shutters are a great idea!

Hello all!

I just went under contract on a SFH in South Florida and would like some feedback/suggestions on improving the curb appeal of the house and making it more attractive to prospective tenants.

The house is a 2-1 on a 4-lane, divided street. It's been recently renovated inside, so the rehab will focus mainly on the exterior. One thing that strikes me as weird is the lack of a front-facing door. The "front" door is on the right side of the house and the "back" door opens out to the carport on the left side of the house. So I'm looking to emphasize the main entrance of the home with maybe a combination of landscaping, house numbers, mailbox location, etc.

I'm embarking on my first buy and hold venture and so I'm looking for recommendations for solid investor-friendly agents in the south Florida area. Preferably someone who also owns investment property.

I live in Miami, but looking to buy single family homes in Broward county in solid blue collar neighborhoods.

If the fee is the issue, then it might be best to rank your most qualified applicants based on stated information from the application. THEN start verifying all the info. If an applicant's info doesn't check out, then the lost app fee is their own fault. Everyone else gets their so fee back.

@Taylor Uhls That is my question, too. Are these targets including just PITI, or reserves, as well?
